  1. Alaska Real Estate Consumer Disclosure- This lets you know the types of representation in the State of Alaska
  2. Exclusive Right to Sell- This gives me your permission to start working on marketing plans/scheduling for your home to potential buyers and other licensed professionals
  3. Delayed Marketing- This is needed is we are more then 3 days from listing in the MLS and for allowing the home in "Coming Soon" Status
  4. Property Disclosure- I need this ASAP and before we go into the MLS in "Coming Soon" or Active"
  5. Bill of Sale- This tells a buyer what is included in the sale
  6. Other documents- specific to YOUR home.

4. List Home in Multiple Listing Service (MLS):

For most properties, it makes sense for the listing to be putting into the MLS in the "Coming Soon" Status for days to a week (up to 14) to allow TAG to properly market and get as many eyes on the property as possible before it is opened up to showings. Buyer's CAN submit offers, but no buyer showings are permitted.

Open Houses are great to get the maximum amount of buyers in the door in a short period of time and limit the time you (or your tenants) are away from your home. In addition, they are advertised, so you get more eyes on your property.

Staging, Showings, and Analytics- OH MY!

Showings:

  • Anticipate the first few days to have a lot of activity. and have a plan of where to hang out for hours at a time if it isn't vacant or schedule open houses.
  • Do not cook lunch or dinner before showings. Some smells can be off-putting.
  • Turn lights on and open curtains all the way .
  • Leave the house 15 in before the showing is expected.
  • Leave the candles and glade plugins put away. Not everyone likes that and it can make people wonder what is being covered up.
